1 Rose Lane sits on the corner of a lovely cobbled lane that leads off South Street, one of the three main streets in St Andrews and home to a number of its top quality restaurants and artisan shops and boutiques. It is a minute's walk from the historic West Port arch, an ancient entrance way to the town. It is a perfect place from which to explore the town and all that it has to offer - whether cultural or sporting. The building stands out for its turreted corner, lending it further charm. Though the house has no garden, this does not detract from its appeal - the town's two beaches are all within minutes walk and the Fife Coastal Path with stunning sea views is within easy reach for walking enthusiasts. The property is also well suited to golfing parties - its central location puts it right on the doorstep of the town's many restaurants and pubs but means it is also very close to the several golf courses which have made the town so famous. Inside, the accommodation is cosy and welcoming. Arranged over three floors, the bedrooms and bathrooms are all upstairs. The house had a recent complete makeover with new furnishings in the living room and all the bedrooms, including the addition of zip-and-link beds in each rooms so that the bedrooms can be configured as either twins or super king doubles to suit the needs of guests. There is also Sky Sports and the Movie Channel available for your use.

Please be aware that the annual Lammas Street Market will be in operation in St Andrews from August 7th to August 11th 2026. The market will operate on South Street from 9th August to 11th August and on these dates South Street will be closed to traffic. These streets will be very busy and some noise may travel from the market to the house. The market will operate until 11.00pm.

1 Rose Lane is a fabulous three-storey townhouse located right in the centre of the historic university town of St Andrews, just off South Street. A quaint cobbled lane leads past the house, bringing with it some rural charm. The accommodation comprises of 4 bedrooms which can be configured as super-king sized doubles or single beds and has been recently refurbished to a very high standard throughout. Parking is on-street outside the house (it is pay-by-hour but there is a free long-stay car park very nearby).

Ground floor
Upon entering the house there a is small hallway with a utility cupboard that has a combination washer/dryer and a separate store room then the stairs leading to the upper levels.
To the right is the sitting room which boasts a number of unique features including a feature window seat and electric stove fire. There is comfortable seating in the form of a large wrap around couch for guests to relax in after a long day on the Links or wandering the picturesque streets of St Andrews, plus a TV equipped with Sky Sports and the movie channel. A DVD player is also provided for your use and wifi internet access throughout the house.
To the left is the kitchen/dining room which was newly installed in recent years and is immaculately presented with new appliances. There is an electric cooker, microwave, fridge with ice box, dishwasher and washing machine. An extendable table sits to the back of the room and can seat up to 8 people.
There is ample space in the understairs 'coal-hole' which would accommodate up to eight sets of golf clubs.

First floor
Opposite the stairs on the first floor is a bathroom, newly furbished, with a bath, toilet and wash hand basin.
To the right is the first of bedrooms - it catches the light from the lane on sunny days. It also features an old fireplace and TV. This bedroom is known as the Gallery Bedroom and is decorated with framed photos taken by the owner which give alternative views of St Andrews.
To the left is the other first floor bedroom which has two windows - the bay window, which forms part of the turret-style form, looks out onto South Street and the cobbled lane below and is a great vantage point from which to view the vibrancy of the town. Known as the Scotland Bedroom, it is decorated with maps of Scotland and paintings of Scottish harbours and scenery around Fife.

Second floor
The second (and top) floor mirrors the one beneath it: there is a bathroom at the head of the stairs with a shower, toilet and wash hand basin - again it has been newly furbished.
There are two further bedrooms on this floor - again both featuring super comfy zip-and-link beds. The Turret Bedroom is at the top of the turret and is decorated with prints from famous Scottish artist Michael McVeigh which all celebrate the spires and turrets of St Andrews. This bedroom has a TV and had great views out over South Street, giving a perspective on the town that few people will have the chance to see. The other bedroom is dubbed the Links Room because its walls are adorned with golfing artwork from St Andrews to Westward Ho and features a Norman Orr print.
