New for 2024 – Sleeps 7 – a stunning newly renovated and dazzlingly decorated 4 bedroom apartment right in the centre of St Andrews. We are so pleased to be bringing this property to the holiday market for the first time. The owner has spent many long months delivering this individual and dramatic project to provide a wonderful base from which to explore all that St Andrews and the wider Fife area has to offer. The apartment really is a “one-off” eschewing the current trend for bland and neutral décor that makes one holiday let look very like another. 12A Queen’s Gardens doesn’t look or feel like any holiday let you have stayed in before. You owe it to yourself to try it!

There is nowhere quite like St Andrews. It has world renowned golf courses, miles and miles of sandy beaches, fabulous coastal walks, world-class restaurants and the history of being an esteemed University town. There is something for everybody here.
There are about 30 golf courses within 15 miles. The restaurants in the town are numerous and of excellent quality. Similarly excellent quality is to be found amongst the local shops, with a range of independent boutiques and artisan traders selling unique labels and fresh local produce from St Andrews and the surrounding area. There are music and art festivals held locally during the year.
St Andrews holds a special place in Scotland's history. It takes its name from the Apostle whose relics, legend tells us, were brought to this place in antiquity by St Rule. Scotland later adopted St Andrew as her patron saint and took his saltire cross for her flag. Before the Reformation, the town was the centre of religious life in medieval Scotland, with the bishops wielding great influence over both church and state. St Andrews is also famous as a place of learning. The university, founded in 1410-11, is the third oldest in Britain.
For many visitors, though, it's a game that draws them here, for St Andrews is the home of golf, the sport having been played here for some 600 years. The Old Course is arguably the most famous golf course in the world, and the Royal and Ancient Golf Club is still the ruling body for the rules of golf. Fittingly, the Old Course hosted the Open during the millennium year and did so again in 2005, 2010 and 2015.
There are 7 fabulous golf courses within the town and many Championship Links courses in neighbouring villages.
St Andrews is a town designed for exploring. The medieval layout of the town centre remains intact, with the main shopping areas concentrated in Market Street and South Street, with Bell Street and Church Street connecting the two principal streets. Take time to explore – on foot – and take pleasure at the surprises and delights you will find.
There are some ancient historic buildings to explore (the Castle and Cathedral are must-sees), museums (including the British Golf Museum), as well as the stunning beaches with all they have to offer and the pier - spectacular for a walk at sunset.

Please be aware that the annual Lamas Street Market will be in operation in St Andrews from the 9th August until 14th August 2019 which affects the house as it is operated on Market Street directly outside the apartment. The road directly outside the house will be closed and no car access will be permitted during these dates. These streets will be very busy and noise will travel from the market to the house.

**NEW FOR 2024**

On entering the apartment, you immediately ascend the stairs to the first floor where you will find the stunning drawing/dining room. This room has three large windows overlooking the street and the gardens opposite, these windows flood the space with natural light. The room is beautifully furnished with sofas, armchairs and a dining table and chairs. There is a Smart TV and electric fireplace. The entire room has been decorated in a dramatic style that can only uplift your spirits.

Also on the first floor is the kitchen which is fully equipped with a gas hob, electric oven, dishwasher, fridge/freezer, microwave and a washer/dryer. This is a relatively compact space but finished to an exceptionally high standard.

The first of the four bedrooms is also on the first floor and this a fixed double room with an en-suite shower room. The room has a large window overlooking the rear of the property and has a king-size double bed, dressing table and wardrobe. Again, beautifully decorated and furnished.

There is also a storage cupboard at this level which would be useful for storing golf clubs and the like.

Climbing a further flight of stairs takes you to the second floor where the three further bedrooms are located. Please note that these stairs are quite steep and narrow and care should be taken when using them.

Two of the bedrooms can be either king size double or twin and the third is a single bedroom. Each room has an en-suite shower, one is a shower over bath configuration. As with the rest of the apartment each room has been individually designed and decorated with high quality furnishings and finishes throughout. Each of the bedrooms has a flat screen TV.
