Sleeps 6 - Burn Cottage is a property that you really need to experience to fully appreciate. It is a modern house occupying a private location right in the heart of the historic town centre with its own private gardens and off-street parking. Although from the outside it appears to have two storeys all of the accommodation is in fact on the ground floor and there is no upper floor. Once inside there are three generous bedrooms, one has an en-suite bathroom and all have king size double or twin single beds. The open plan living/dining area is a beautiful light space with patio doors to the front and back of the property. There is a wood burning stove, Smart TV and plenty of comfortable seating in the living area. There is a dining table and six chairs in the dining area from which you access the kitchen. This is fully equipped with oven, hob, microwave, dishwasher, washing machine and tumble dryer. The door from the kitchen leads out to the garden at the side of the house. All in all it is simply a fabulous property and if you can tear yourself away it will make an excellent base from which to explore St Andrews and beyond.

Burn Cottage is accessed off Queens Terrace via a parking area in front of a church hall and through electric gates. There is a driveway leading up to the property and there is plenty of space to park at least two cars in front of the house. There are extensive front, side and back gardens.

Once inside there is a spacious hall off which there are two double bedrooms and the family shower room. Both bedrooms have ample storage and each has a king size zip and link bed which can be configured as a double or two single beds, At the end of the hall a door leads to a large storage area which is suitable for storing luggage and golf clubs.

To the right of the hall is the door into the open plan living room and dining area. This space has patio doors to the front and back of the house. To the front is a south facing patio area with a small bistro table and chairs. Outside the rear patio doors is is a picnic bench and bbq. The living room has been tastefully decorated and beautifully furnished, there is a Smart TV and a wood burning stove. The dining area looks out onto the rear garden and has a dining table with six chairs.

Off the living area is the Master Bedroom again with a king size zip and link bed, plenty of storage and an en-suite bathroom with a shower over the bath.

Beyond the dining area lies the fully equipped modern kitchen with oven, hob, fridge/freezer, microwave, dishwasher, Tassimo coffee machine, washing machine and tumble dryer. At the end of the kitchen is a door out to the side garden area.

All in all, this is just a lovely property set in quiet and tranquil garden ground but right in the heart of the town centre.
