Sleeps 8 - A fabulous 2 level, 4 bedroomed apartment located in one of St Andrew's best addresses and close to the town centre. The house, of which the apartment forms part, is set back from the road with private parking to the front - the apartment has two designated parking spaces. The main aspect of the apartment is to the rear of the house with lovely views over the rear gardens and the park beyond. One fabulous feature is the two balconies , one off the living room and the other off the Master bedroom, both south facing. The apartment is fully equipped with everything you need for a comfortable stay. There is some lovely outdoor space from which direct access can be taken to the Lade Braes riverside walk. Sleeps 8 - Flat 4 is accessed through the main entrance hallway and up a flight of stairs. On entering the apartment there is a further short flight of stairs leading to a hallway. Off the hallway there is a small cloakroom with a toilet and wash hand basin. The principal space on this level is the large and bright kitchen/diner. The kitchen is fully equipped with a gas hob, electric oven and microwave, dishwasher, fridge freezer and coffee machine. There is a large dining table and a sofa for relaxing. It is a lovely room and is sure to be popular with guests.

Leaving the kitchen and turning to your right you will climb a few stairs that lead to the living room. This is a generously proportioned room with a Smart TV, gas fire and comfortable seating. There is a glazed door that takes you out to a small balcony that overlooks the gardens to the rear of the house and Cockshaugh Park beyond. A lovely aspect and a great feature.

Returning to the hallway a flight of stairs takes you to the second floor and the apartment's bedrooms. The Master bedroom has a king size bed, an en-suite shower room, built in wardrobes and it's own south facing balcony - very much a suite! There are three further bedrooms, two king size and one twin - all generously sized and well furnished. Also on this level there is a family bathroom with bath and separate walk-in shower. Off this bathroom is a restricted height utility room where you will find the washing machine and tumble drier.

Outside, to the rear, there is two level paved area at the bottom of the garden for your exclusive use. The apartment also benefits from two private car spaces to the front of the property.

All in all just a lovely apartment that feels more like a house!
